My name is Darryl Albert. Upon completing my last assignment I found 43 vacant lots of various sizes ranging from .05 acre to 10.4 acres with the same owner. I’ll be looking forward to today's session.

Edwin did an excellent job coaching me, teaching me the ""Ins and Outs"" of the property analysis, buying and selling that needs to be done. He also shared the many gotchas and pitfalls to look out for so that I will know to avoid these situations. He was extremely helpful, cheerful, on-time and friendly at each session. I very much enjoyed getting to know him and immensely appreciate the help and education he has given me during all the training sessions. Thanks, Edwin!

My first session was great, Edwin went through and explained all of the different tax liens, certificates, deeds, and redeemable. For some reason when you have someone explain it, things tend to make more sense. He was very calm with me and made sure that I understood everything. The only thing I wished would have happened in this session were action steps that would have allowed me to actively search for properties. I know that this is a process but most people that have taken this step need to move quickly through the program.
The second session happened today. A bit late but I understand life happens sometimes. It felt a little rushed because Edwin had a packed schedule, I would have liked to have asked a few more questions but I have a feeling they would be better directed towards the hotline. Edwin has been great! This is the first time that I have really felt quite confident about something so I wait with baited anticipation for our next session! I can taste my first bit of success already!

the coaching I have been receiving from Edwin Blackhurst has been outstanding. He took his time and answered all of my questions and went over all the material he sent me step by step. Edwin Blackhurst is a true asset to John Beck’s program, and a true asset to any student who wants success...... Fredrick Smith

When I was first contacted, I told him, I only had $7000. This is the available credit I have to do anything. They charged me that amount, I also told him that I was very computer ignorant, he said that everything was really easy to do, that if I did not learn it the first time they would repeat the teaching again. They never mentioned this people would be calling me to sell me bookkeeping, for thousands of dollars, and then the attorney center would call to try to sell me something else, when I told him all I had was those $7000
I still need money to buy the properties. Verbally he told me that If I sold 3 properties for a profit they would give me the 7000 but when I was reading the paper it said different.
When I tried to get the quick claim deed from VU writer.com here in CA, a warning sign appeared telling me they were operating with someone else, to cheat people, not to go in. That happened after I hired somebody else to help me do the work on the computer. And we have spent 50 hours investigating 90 properties. by now I can not send them the deed for them to sign, since it will be too late because the auction is Aug. 5 It has been a very frustrating experience to say the least. I feel I was mislead and cheated.

I wish to compliment the great mentoring job that Mark Freckleton has done with me in my coaching sessions. His information and coaching techniques are very helpful and actually teach good methods of achieving successful foreclosure property identification, prospecting and the techniques to find and acquire these properties in different states around the country. I would recommend Mr. Freckleton as a mentoring coach to any one participating in this program. Many thanks to the John Beck team.
Sincerely,

Edwin is extremely knowledgeable and the coaching sessions are very helpful. The process is going well and I should be purchasing my first property within a few weeks now.
The only thing that is bothering me is this meeting with someone who is supposed to tell me about setting up a business. I talked with my Customer Service rep, Lynn Giles, and he commented that since I have a financial planner, it would be a better use of time for me to have another coaching session instead, which I agreed with. I let Edwin know, and he said there was nothing he could do about it. Lynn said he was going to clarify the situation, yet I have been receiving phone calls about setting up the business consultation anyway. When I finally agreed to set up a time, the woman, Tattiana I believe, was not very helpful and couldn't work around my schedule. When we did agree on a time, she called, late and told me it was not a good time, and we need to reschedule again.
When I signed up for the program, I wish someone had let me know that one of the paid coaching sessions would be used as an unnecessary business planning call.

Hello Mr. Johnson, I will be brief regarding my auction experience.
I initially went to a tax auction in NC and was out-bidded on a property. I initially was going to the auction, which had a minimum bid of 1200 to bid up to 16,000. I cast my bid, but that was for nought! 2 other investors walked in and the property finally sold for 72,000!
Upon hearing about Over the Counter sales from John Beck's free and clear, I immediately tried to find if my state was an OTC state. The allure of getting a property for only hundreds of dollars WITHOUT having to wait is what brought me to the OTC trade. I was fortunate to be living near a county that does the OTC auction. I went to the treasure's office and asked for a list of the forfeited lands. I then received a listing of 14 remaining properties. I knew I did not have thousands of dollars to invest so I struck off the immediate properties worth thousands. I ended up with 9 properties remaining. I investigated the properties as John Beck's program teaches you to do and narrowed down my listing to six properties. I inquired the county treasurer on how to bid on the property. The treasurer simply tells me that it is a sealed bid. I put my bid in all 6 properties. 2 weeks later, I received in the mail a congratulatory note from that county treasurer notifying me that I won the bid on 3 properties. The best news is...it is Mid-July and the redemption period expires on Nov. 2...I will at minimum achieve 12% interest on my investment! Beat those banks!! I'll also take 12% over stocks, especially in today’s market thank you! All of this, not to mention that I could get three homes! Thanks and God Bless,
David
PS> Mr. Johnson, if I attain these 3 properties and resell them, that accounts for 3 of my 8 properties for a full-money refund correct?

I'm not really interesting in purchasing land in other states. My primary goal is to learn more about buying homes and I'm not learning that.

We were the winning bid on the Saturday auction for item 16-04 in Cheboygan County (details attached). I mentioned on Friday that I was going to bid on this even though it was a long shot. Maybe people got tired as the auction was very long. So we are moving into the selling phase with many questions.
- What paperwork we need to send to Michigan (Property Transfer Affidavit, L4260, was on site)
- What paperwork we give to buyer, Quitclaim? (we won't have deed yet)
- Should we get premium eBay account?
- Should we get title in our LLC name (we will also ask our tax advisor)
- What starting bid, should we have reserve?
- What other costs of the transaction (mentioned in PDF, Concepts of Selling)
My experience of the auction process was largely positive. Registration starting from the Tax Sale site was simple; I filed out pre-registration information and provided a credit card for the deposit of $1,000. Then it sent me to eBay to link my existing account to the live auction. After this process it was necessary to also register for the specific auction (there were two groups of several days together). A further requirement of sending an email to tax sale directly to be approved was not correct. Their email inbox was full (my messages bounced), but some after I received confirmation from eBay that I was approved. We had determined our limit as so submitted an absentee bid the night before. The auction site was active at 9am (the starting time) but the bidding did not start until ~9:30 after some onsite discussion. The bidding proceeded very quickly, it was difficult to even record the winning bids (a list should be available) and I was glad that I had submitted an absentee bid before. I would not want to try to bid live. We were very surprised that no one bid on our property as many bids had come for almost all the properties before. We actually had to leave early and did not see the bidding (it came towards the end of the auction). Now we are excited to begin the next phase of selling our property. (Although if possible, I might want to keep it for ourselves).

Tyler Dixon is a great coach to work with. He is patient and answers all my questions. The program is good so far with all the support. I feel like I'm taking the right steps to reach my goals of making a full time 6 figure incomes with what I've learned here. It'll be great when I'm actually making money. I hope to be one of John Beck's success stories and encourage other poverty stricken Americans to buy this program!

When I decided to call regarding John Beck’s TV commercial I didn't really think I would ever be able to make any money with his plan. I wasn't sure it wasn't just another ""scheme"". After speaking with the start up specialist I decided to take a chance and was assigned a coach to help me learn how to buy and sell Real Estate.
The program seemed to get off to a slow start and after the first few sessions I was really questioning my decision. I pulled up tax lists and spent a lot of time sending out letters only to be told at my next session that very few owners ever respond. My coach constantly encouraged me and told me I was ""ahead of the class"". I had my doubts. I continued to work hard, attended my first local auction and investigated property that would be sold at online auctions. I attended my second local auction and purchased 2 properties. I received my Tax Deeds the same day and I was very excited. I have just listed my first property.

The John Beck Free & Clear Program is complex with a very large array of important details that must be understood (not just followed verbatim) for success. That makes the coaching job an especially challenging role when you consider the wide variety of the 'students' backgrounds.
We feel that Mark has done a very good job in leading us to an understanding of the program and its important details.
The hotline and supporting resources have also been very helpful in getting questions answered in a timely fashion.
Like any learning process, it takes time for the information to become knowledge and it takes analysis of feedback in order for a coach to determine if the 'knowledge/understanding' has been successfully transferred. We feel like we now have a good understanding of the John Beck Free & Clear Program as a business both from a business structure and operation standpoints thanks to the coaching and supporting business resources.
A suggestion we would make is to have sort of an 'organizational chart' that shows the business resources (such as Strategic Financial Services, Strategic Wealth, etc) and what each one does. We think this would have helped considerably during the initial phase of putting our business structure together and allowed more time to be spent focusing on the operational aspects of the business.

I've had four sessions with my new coach Edwin and I am very satisfied with him. I really admire his knowledge and appreciate what he has to shares with me. Even though my start with Mentoring of America didn't go well because lack of interest from my first coach, I finally see that it’s probably the best investment I have done so far. I'm glad that I was given a coach who has knowledge and experience in this field.
One thing that I would like to suggest is that I think it would be somewhat useful and more productive for the beginners if two people from the same area/city who started John Beck's program can get in touch with each other and work as a team and develop instead of learning the process solo.

I was really excited about my second coaching session with Edwin. After the first one I felt a little insecure about using the program and the vault. During my second session my coach showed me how to use naco.com and netronline to help me get more of the info that I need in order to hunt down properties that are going to be good investments for me. My spirits are lifted and I am enthused about finding my first purchase
